The A/C condensate drain line is not trapped with a 2” positive trap pipe as required. A 2” positive p trap needs to be installed as required. The line is able t pull in unconditioned air without the trap and pest intrusion. §M307.2.5 Traps. Condensate drains shall be trapped as required by the equipment or appliance manufacturer. Source: Florida Mechanical Code 2001 as revised 2002 & 2003
Do you have actual picture or illustration to what it look like?

Builder HVAC contractor has stated:

Drain runs through 4" pvc pipe under the house and terminates above grade. This constitutes proper code trapping of condensate.

Hi Richard,

The best way to address them is with these code references and the manufacturer's installation instructions.

From the 2004 FBC, Residential. (underlining and bold are mine)
- SECTION M1307
- - APPLIANCE INSTALLATION
- - - M1307.1 General.
- - - - Installation of appliances shall conform to the conditions of their listing and label and the manufacturer’s installation instructions. The manufacturer’s operating and installation instructions shall remain attached to the appliance.

The attached is from a typical manufacturer's installation instructions. Manufacturer's installation instructions become "code by reference" as the code says to do it the way the manufacturer says to do it.

Always look at the manufacturer's installation instructions for their specified trap details, and, if no manufacturer's installation instructions are present, state what is "typically required" (see photos) and have builder provide documentation for anything otherwise.
